Well Planned Community

This is a small and secluded area of Erin Mills that feels like a wooded retreat. The styles of homes combined with lot size and old trees give this area a feeling of green serenity
Premium Lots

As part of this feel, many streets were planned to back onto greenspace and ravines, so there is a high proportion of premium, private lots.

Balance of Home Styles There is a good mix between single family homes and semi-detached, which keeps the area feeling spacious but not exclusive. There is neither high end prestige homes nor lower end, large scale townhome complexes.
70's style homes You will find the floor plans to be much more spacious compared to new builds. If you want good room sizes and space for your growing family, you can find it here.
Older Homes This area was built mostly in the 70's, so with any 40 year old neighbourhood, you have to expect maintenance and upgrades. If a newer homes is a top priority, this is not the ideal neightbourhood for you.

Public & Catholic

The schools in both boards are good, neither a top ranked school, nor poorly ranked either. Both Erindale and Loyola offer good education opportunities.

Extended French

If you enroll your child into extended French Immersion (grade 7), s/he will attend Lorne Park Secondary School, an extremely good school and program

All Areas None, unless ensuring your children attend a top ranked school is your number 1 priority.
 Early French If you enroll your child into early French Immersion (grade 1), s/he will attend Clarkson Secondary School, which is not a highly regarded school.

Parks and Greenspace

The best asset to Pheasant Run is it's secluded "vibe" and the abundance of serene greenspace and parks, relative to the number of residents who live in the area.

Highway Access

This area has excellent highway access, perfect for commuters.

Very Few Amenities

Aside from the few variety store complexes, most amenities are not within walking distance, though they are a short drive.

This area is quite affordable for the average family; with detached prices mostly in the $500,000 to $700,000 range for the premium lots.

The value for the family buyer is good here, given the design of the community, access to trails, and decent schools.

Pheasant Run is NOT Ideal for:

1) Buyers who crave a hip urban vibe, or independant shops within walking distance

2) Buyers who want their children to attend the top ranked schools in the city without the necessity for French Immersion.
