†The Village is very small, with little to none through-traffic. Many homes back onto ravines and greenspace, so if you are looking for a little privacy, you can find it here.

Smaller Lots All the homes in the area are on smaller lots than what you will find in older areas of the city, so you will find houses are close together with smaller front and back lots.
Regular Airplane Noise There is regular airplain noise; and issue the builders tried to address by adding extra sound insulating features into the homes. But not all homes here have this higher standard, so you must be willing to put up with the exta noise.

Meadowvale Village boasts a large consevation area with trails for hiking and bird watching. Click for Brochure. As well, Levi Creek has greenspace and walking trails to enjoy.

Most areas of Meadowvale are quiet, safe and have a focus on family life. People will chat with you in the park and say hello in a neighbourly way.

UBER SUBURBAN This area does not boast a trendy downtown core or unique shops & markets. It is very quiet living within the village, and you need to travel outside the area for bigger stores and shopping. (if you have kids you might find yourself to be a full-time chauffeur)

Levi Creek Homes



Just because it is far away from the lake and downtown, this doesn't mean it is cheaper here. Despite the airplane noise, there is high desirability for the area from people looking for secluded village living.

Access to†excellent schools, greenspace/conservation areas, Larger character†Homes, and easy 401 access are all strong value propositions for the village.

Meadowvale is NOT Ideal for:

1) If you are a 9-5 commuter to Toronto or South Mississauga - traffic is VERY heavy and the drive slow from this location

2) You want easy access to a variety of shops/cafes within walking distance

3) If you like to be outdoors on your property and will be bothered by airplane noise

Real Estate Market & Why it Is:

Meadowvale Village is one of the oldest communities in Mississauga. The original village located at Old Derry and 2nd line is close to 200 years old. The small pocket of home consists of cottages and historic homes.

Most of Meadowvale Village was build in the late 1990ís when Monarch constructed the first of many homes in the area. Meadowvale Village is considered a higher end neighbourhood with average home prices [insert stats]

Homes in Meadowvale village range from semiís to million dollar estate homes.

Meadowvale Village tends to attract upwardly mobile families and professionals due to itís good schools and location. Located very close to the Meadowvale Business park with pharmaceutical companies and head offices of multinationals such as Microsoft. Residents take pride in their neighbourhood and homes generally have very good curb appeal in this neighbourhood.

What I like best: †Meadowvale Village is the hidden village within the city. Itís off the beaten path, extremely quiet and if you donít live there, thereís a good chance youíve never been there even if youíve lived in Mississauga for years. The Meadovale Conservation area is there which has walking trails and great for hiking.

What I like Least:

Thereís is not much to dislike about Meadowvale Village, however if pressed I will tell you itís 2 disadvantages. First, Meadowvale Village falls on a major flight path for Pearson airport so if you like being outside you will hear the planes! Some people donít care about this but if I spent 1 Mill + I would expect a quiet backyard. 2- like the other areas of north west Mississauga, if you are into night life youíll be driving to Streetsville or beyond.

Transit and Amenities:

Meadowvale is a great area to live if you work in the North West GTA and need access to highways 401, 403 & 407. It is very attractive to executives and professionals who work in the Meadowvale Business Park. It is NOT a good area to live if you need to commute to south Mississauga in normal rush hour as the traffic is very heavy along the major North-South Routes such as Erin Mills Parkway & Mavis Rd.
