Arguably the best in Mississauga, with 2 lakes (Wabukayne & Aquitaine) and miles of walking trails and greenspace. A nature-lover's paradise!
FAMILY FRIENDLY (Windwood & Edenwood)

Most areas of Meadowvale are quiet, safe and have a focus on family life. People will chat with you in the park and say hello in a neighbourly way.


Most areas are loved and cared for by the same owners for decades. You will not see a row of houses for sale every year on every street, as people enjoy the area and choose to stay. Pride of ownership is commonplace.

 UBER SUBURBAN This area does not boast a trendy downtown core or unique shops & markets. Meadowvale is dominated by franchise restaurants and big box stores. If you are looking for nightlife or unique experiences, you will find yourself driving outside of Meadowvale to find it.
HIGH DENSITY APARTMENTS & RENTALS Surrounding Meadowvale Town Centre, there is a high ratio of apartments, townhouse complexes and rental complexes. This area does not boast the same family-friendly amenities listed above, and the area shows less pride of ownership due to high rental populations.

For A Detached 3 or 4 bedroom home, you will pay less in Meadowvale than in many other neighbourhoods in Mississauga.

Access to Great Schools, Larger Homes and Lots, easy commuter access by highway and GO Train, as well as strong demand all create strong value.

Meadowvale is NOT Ideal for:

1) If you need easy access to south Mississauga

2) You want an urban vibe with lots of unqiue shops and culture

3) You don't want a house that requires udpates/upgrades

Real Estate Market & Why it Is:

Meadowvale has become a hot destination in recent years as it is one of the most affordable areas in all of Mississauga. This is especially true for first time home buyers and big families who need space on a limited budget. Homes in Meadowvale are in the 40-20 year range and offer more size for the $ and have bigger more mature lots then newer sub divisions in other parts of Mississauga.

Typical Resident:

Meadowvale is a family friendly area with many children. Neighbours tend to be long time residents in the older areas as the turnover is lower than other areas. Residents in homes tend to take care of their properties. The area is very quiet, however there is a high proportion of rental apartments and housing surrounding the Meadowvale Town Centre.

What I like Best:

The best part of living in Meadowvale is the parks and trails system, which I believe is the best in the city. Meadowvale has man-made lakes:  Wabukayne & Aquitaine which are great for a stroll around and look at the wildlife. The area is also great for joggers and hikers. You can get to almost any area of Meadowvale via the park path system- without going on a road. If you like bike riding it is much safer (especially with children) as you can avoid riding on major schools.

What I like Least:

Being in the North West corner of Mississauga, Meadowvale is furthest from the lake, and Toronto. It is a quiet community with not much to do in terms of night life. Almost all the restaurants in the area are chains. For entertainment you are very likely to drive to other areas such as Streetsville, Port Credit or Toronto.

Transit and Amenities:

Meadowvale is a great area to live if you work in the North West GTA and need access to highways 401, 403 & 407. It is NOT a good area to live if you need to commute to south Mississauga in normal rush hour as the traffic is very heavy along the major North-South Routes such as Erin Mills Parkway & Winston Churchill. In fact, I will argue that it is faster on some days to travel to Burlington on highway 407 (30k away) then to drive to Port Credit (10k) due to traffic.
