Executive Homes

This are was planned for the upper class, with the majority of homes being very large, especially in the Bridlepath area. Sawmill Valley has more of a mix, with some smaller 3 bed home options.
Mature Neighbourhood

Much like other upscale areas of this age, the trees are mature and the long term residents have taken loving care of their yards and landscaping. The beauty and quality of the area cannot be overlooked.

Great Investment In the rare opportunity that you can get a house undervalued in these areas, due to need for updates or repair, you are sure to put that equity straight in your pocket by taking on the upgrades. This area has always been of high quality and strong demand.

Public & Catholic

The schools in both boards are good, neither a top ranked school, nor poorly ranked either. Both Erindale and Loyola offer good education opportunities.

Extended French

If you enroll your child into extended French Immersion (grade 7), s/he will attend Lorne Park Secondary School, an extremely good school and program

Elementary Schools

There are excellent elementary schools in the area as well.

All Areas None, unless ensuring your children attend a top ranked school is your number 1 priority.
Early French If you enroll your child into early French Immersion (grade 1), s/he will attend Clarkson Secondary School, which is not a highly regarded school.

Parks and Greenspace

Given how small this area is, there is a high proportion of trails and greenspace for these residents. Many houses back onto the Credit River, Sawmill Creek or Shalebank Hollow Park. There are not as many play parks in the area, except for the schoolyards.

Highway Access

This area has good access to the 403, as well as most of Mississauga, so local commuting is relatively easy. The only exception would be is commuting to Toronto, there areas that have much more direct access to downtown.

Very Few Amenities

Aside from the few variety store complexes, most amenities are not within walking distance, though they are a short drive. Being without a car in this neighbourhood would be rather constricting.

This area is not affordable for the average family, except for the smallest of homes in the Sawmilly Valley area for around the $550,000-$600,000 mark. Most homes in the entire area range from $900,000 to 2+ million.

The value for the family buyer is fair, though for the price of the homes the schools aren't top notch. The draw of the area is to live in an elegant, exclusive, premium neighbourhood in Mississauga.

Pheasant Run is NOT Ideal for:

1) Buyers who crave a hip urban vibe, or independant shops within walking distance

2) Buyers who want their children to attend the top ranked schools in the city without the necessity for French Immersion.
