HOUSING CHARACTERISTICS:

PRO's

Large 4 bedroom Homes

This area is dominated by the typical 1980s style home: 4-bed, double car garage. Some are quite spacious and all the room your family could need. If a large affordable home is your number 1 priority, this is an area to consider.
Mature Neighbourhood

The area is old enough that the trees have grown and filled in, and many homes have pretty curb appeal with tended gardens and landscaping.

CON's

Cosmetic & Systems Upgrades

Due to their age, many of these homes will need some type of upgrade, be it new furnace, roof or windows. As well, most can benefit from some cosmetic upgrades as these homes were built over 20 years ago. So if you are looking for a brand new feel, this is probably not the best area for you.

QUALITY & RANKING OF SCHOOLS:

PRO's

Catholic

The new location for Loyola secondary school will be moved to Sladeview Cres (near Ridgeway and Burnhamthorpe), and is a brand new facility. Loyola is a good school and will have great amenities for the students.

CON's
Public Students are bussed to Clarkson secondary school, which is not a top ranking school. As well, being bussed is not ideal for students wishing to participate in extra curricular activities, as it complicates travel & logistics.

COMMUNITY "VIBE" & AMENITIES:

PRO's

Amenities

This area has close access to great amenties including the Power Centres and Town Centre on Eglinton Ave, as well as the shopping complexes along Dundas.

Highway Access

West Erin Mills has quick access to the 403, and leads to the 407, 401 and QEW, so for commuters, this is ideal.

CON's
Reputation

I'm not one for believing all reputations, they need to be backed by facts. This one was given due to the assisted rental housing project on Ridgeway, and that there are more mischevious activities happening in the area. You would need to research and decide this for yourself, but if you worry about local influence on your children or about keeping up with the Jones', you might not choose this area.

 Parks & Greenspace

There are not a lot of parks, playgrounds, or walking trails relative the the amount of people who live in the area. However Tom Chater Memorial Park has multiple baseball diamonds and wooded area.

AFFORDABILITY & OVERALL VALUE:

Affordability

This area is highly affordable for families looking for bigger size homes. Due to certain factors, this area is not in as high demand as other areas, and offers lots of space for the money.
Value

The value for the family buyer is moderate, as the schools & amenities are average, but the prices are below average for mississauga.

West Erin Mills is NOT Ideal for:

1) Buyers who want an exclusive & prestigious neighbourhood

2) Buyers looking for top schools, no matter the cost
