Not every home will appeal to every buyer, sometimes the condition, décor or location of the house or condominium will turn certain buyers away. But from time to time, it’s the sellers themselves who turn the buyers and real estate agents off.
You’ve worked hard to get your home into selling shape, and you want to get the most money from the sale of your home- so here’s a list of things not to do when selling your home.

Be Home during buyer showings and open houses.
As an experienced realtor who works with many clients, I can tell you that in my experience you are not helping yourself by being home during showings. When a home owner is present it distracts the buyers and makes them feel like they are intruding. They are more likely to rush through the appointment and not get a good look. Even if you have to walk around the block, get out of the home!

Make your home hard to show.
Conditions such as 24 hours notice for appointments, no appointments during reasonable times, and not allowing a lock box make your home much harder to see. The bottom line is that if buyers can’t see your house or condominium, they won’t buy it.

Make unreasonable requests during negotiation.
While there are some isolated cases where the rule might change (for instance the owner is outside the country), for the most part being open to offer presentations and willing to deal with them in person and as soon as possible will increase your chances of getting what you want. Ensure your realtor will negotiate with the buyers representative in person. 24 hour irrevocable requests and requests that offers be submitted by fax turn off many potential buyers. By being open and transparent you will be rewarded with more serious offers.

Take anything personal.
Whether someone comments on your decorating or presents you with a low ball offer, don’t get offended. At the end of the day your goal should be to get your home sold for the most amount of money and in the time that works for you.
