HOUSING CHARACTERISTICS:

Variety of Homes

Credit Valley is a small area south of Eglinton and North of the 403, with a variety of housing, from condo apartment, upscale townhomes such as The Chase, to large family homes.
Built in the 80's

Most homes were built in the 1980's, which means that they are newer than a lot of other areas of mississauga, and will have more modern layouts and amenities. There is opportunity in a lot of these homse to do cosmetic updating to personalize them to your own tastes.

CON's
Need for Upgrades Due to their age, many of these homes will need some type of upgrade, be it new furnace, roof or windows. But due to the high demand of the area, you likely aren't going to get any kind of a "deal" because of it.
Weather Beaten With the exception of certain streets, much of the area is developing a "worn out" feel, where landscaping and curb appeal are waning. But due to the high demand of the area, you aren't going to see this much reflected in the prices.

QUALITY & RANKING OF SCHOOLS:

Public & Catholic

This area has access to the best schools in Mississauga. St Aloysius Gonzaga and John Fraser Secondary Schools are of the highest quality and ranking.

COMMUNITY "VIBE" & AMENITIES:

Amenities

This area is very close to shopping such as Erin Mills town Centre, as well as the Credit Valley Hospital. This is an asset to the area and why it is in such high demand.

Highway Access

Credit Valley has the quickest access to the 403, and leads to the 407, 401 and QEW. This is one of the main reasons why demand for this area remains so strong

CON's
No Quiet Streets

Though Credit Valley has many courts, all of the main streets are always quite busy; Credit Valley Rd, the Chase, Glen Erin. This is the funneling zone for commuters and traffic is high. If you want to take a long quiet walk, this isn't the ideal location.

Limited Greenspace

There isn't an abundance of walking trails or greenspaces accessible to residents aside from the large schoolyard parks. It's not the best area, nor the worst.

AFFORDABILITY & OVERALL VALUE:

Affordability

This area is moderately affordable for the family buyer, though rising into a higher price bracket due to demand. For a detached home, average prices are between $650,000 and $900,000
Value

The value for the family buyer is lower, as schools are great but prices are high. If you don't need to be so close to the highway, there are other area that offer more amenities and benefits for less money.

Castlebridge is NOT Ideal for:

1) Buyers who want lots of walking space

2) Buyers looking for uniqueness or character in the style of homes or neighbourhood
